An Accessory Dwelling Unit (ADU) is a secondary housing unit on a residential lot. California ADU laws, including AB 68, SB 13, and subsequent legislation, have expanded where ADUs can be built, though specific eligibility depends on your lot size, zoning, setback distances, and local jurisdiction requirements. An ADU is a fully permitted, independent dwelling unit with its own kitchen, bathroom, entrance, and utility connections. A guest house typically does not include a full kitchen and may not meet building code requirements for independent habitation. ADUs are legal dwelling units that can be rented, used for family housing, or used as independent living space. They add appraised value to your property and appear on your property records.

Every EVO ADU includes premium interior finishes, full-size kitchen appliances (refrigerator, range, dishwasher, microwave), quartz or stone countertops, frameless glass shower enclosures, LED lighting throughout, mini-split HVAC system, tankless water heater, dual-pane vinyl windows, standing-seam metal roof, fiber cement exterior cladding, and all electrical and plumbing systems. The base price covers the complete factory-built unit plus installation on your prepared foundation.
Site work, foundation construction, utility connections (water, sewer, electrical trenching to your existing service), permits and fees, and any required upgrades to your existing electrical panel or utility services are quoted separately based on your property conditions. These costs vary significantly by location and site — a flat, accessible lot with nearby utility connections will cost less than a sloped lot requiring extensive grading.
EVO ADUs feature 9-foot ceilings throughout, which creates a sense of spaciousness that exceeds many traditional homes. The generous ceiling height combined with large windows and open floor plans makes even our smallest model feel significantly larger than its square footage suggests.
Process & Timeline
Most EVO ADU projects are completed within 4 to 6 months from contract to occupancy. This includes site evaluation (1–2 weeks), permitting (4–8 weeks), factory production (6–8 weeks, concurrent with permitting and site prep), site preparation and foundation (2–4 weeks), delivery and installation (1–2 weeks), and final inspection (1–2 weeks). We assess delivery access during the site evaluation phase. EVO ADUs are delivered on standard flatbed trucks and placed by crane. We need a minimum clear path for the delivery truck and adequate crane reach to your placement location. If your property has limited access, we will identify this early and discuss solutions. These prices include the complete factory-built unit with all finishes, appliances, and systems, plus installation on your prepared foundation. Adding an ADU will likely result in an increase in your assessed property value and therefore your property taxes. The amount depends on your county assessor and the value assigned to the ADU. However, California Proposition 13 protections mean that only the new construction (the ADU) is assessed at current market value — your existing home assessment is not affected.
